What qualities make a property a good investment?

A good investment property is one that has a high rental yield, can be purchased for the right price, and doesn't need extensive renovations to bring it up to a high standard of living. 

What to watch out for:

  • Homes that were previously owned by local governments and councils are popular among investors. When the councils had the money to build them, these homes were typically very sturdy, with excellent floor plans, driveways, and front and back gardens.
  • However, because of their inflated prices and lack of demand, new builds are less popular.  there’s a chance you could be in negative equity if you don’t buy them properly.
  • Be mindful that when purchasing an older/used property, you have the opportunity to add value. This means you can also pull more money out of your Buy, Refurbish, and Refinance strategy. It's possible to end up with negative equity if you don't buy them properly.
  • Remember that there is a chance for value growth when purchasing an older or used property.
  • One of the best places in the UK for affordable housing and a high rental yield is Middlesbrough. Middlesbrough currently has an average home price of £122,736. Middlesbrough has average gross yields of up to 7.5%.
