Pricing your home incorrectly

This is a very common mistake that a lot of sellers make - and it sometimes can cost you! Obviously you will want the best price for your home, but if the asking price is too high then you are already losing out on potential buyers. There are a number of ways in which you can determine a fair asking price including online research and expert advice from your Estate Agent.

Not making the home attractive to buyers

When putting your house up for sale, it is important for other people to see your property at its best, both inside and out. Little things such as flowers and plants, de-weeding your garden, or even some simple cleaning and de-cluttering can make a massive difference to potential buyers.

Choosing an inexperienced Estate Agent

When it comes to choosing the right Estate Agent, you need to ask yourself this…What will this agent do to sell my house? Will the market it across not only the major portals, but through social media & email. Just like anything else you buy, you get what you pay for, and the same goes with Estate Agents. A cheap agent is sometimes cheap for a reason; perhaps they cut corners? Maybe their marketing is little to none or they are using low quality photographs.

Ignoring major repairs

A long list of maintenance issues can turn buyers off and potentially decrease the value of your home. Buyers expect the condition of your home to match the description, so it's important to prioritise the major issues as many buyers will require an inspection before closing.
